Boyd Meadows is a 241 lot, three phase subdivision project with ten different roads and 6 cul-de-sacs.
The property is bounded by a railroad, a county road and several residential and agricultural zoned tracts. At the beginning of the project, we negotiated a land exchange with the school district, located to the west of the property, so that we could get a second point of access to the development. Part of the land was also leased out for drilling sites, so we left a large area around both pads for park space and detention. We tried to incorporate more green space into the design, with a small park area intended for the northern entrance to the development.
Due to the relatively low elevation of the site, the sanitary sewer was going to need a lift station connection, and we even looked into a vacuum system which was rejected by the client.
